Funds are repaid at closing from your proceeds. Nothing comes out of your pocket before then — only on what you actually spent.
Example: At 12% annual interest, a home that sells in 3 months = only 3% interest at closing — on what you actually spent. If you draw no funds, no fee is owed.

Does this affect my credit score?
No. The application uses a soft credit inquiry only — no impact to your score when applying, drawing funds, or repaying. No need to unfreeze your credit either.
Can I choose my own vendors?
Yes — total flexibility. Pay contractors, shop in stores, or buy online. The debit card has a $25,000 daily limit. Cash-outs and direct vendor checks are also available.
What if my home doesn't sell right away?
The loan is due at closing, 12 months from origination, or if the listing agreement ends — whichever comes first. Interest continues to accrue until repaid in full.
Is it available in Colorado?
Yes — available in all 50 states. LLCs, partnerships, trusts, and estate sales are all eligible. Approval is based on home equity and your financial profile.
Can I use this on a 1031 Exchange?
No — Concierge is for sellers listing their property with a Coldwell Banker agent. Not available for 1031 exchanges or developer/investor projects.
Will I pay tax on the loan proceeds?
This is a loan, not income. Every tax situation is different — I always recommend consulting your own tax advisor for guidance specific to you.
