People search “best neighborhoods in Centennial” all the time — and they usually get a generic listicle with descriptions pulled from Zillow. You deserve better than that.

I’m Tania De La Oliva, a REALTOR® with Coldwell Banker Global Luxury. I live in Centennial, I raise my family here, and I sell homes here. When I tell you what I like and don’t like about each part of this city, it’s coming from someone who’s driven every street and sat in living rooms across the whole zip code.

Here’s my honest breakdown.

WHY CENTENNIAL?

Centennial is a city of about 110,000 people in Arapahoe County, situated just south of Denver along the I-25 and E-470 corridors. It was incorporated in 2001 as Colorado’s newest city at the time — meaning it has a more planned, modern layout than older Denver suburbs.

What consistently draws buyers here:
– Excellent school districts (Cherry Creek and Littleton)
– Lower crime rates than Denver proper
– Quick freeway access to downtown Denver, the DTC, and DIA
– A wide range of price points — from starter homes to luxury estates
– Outdoor access via the Cherry Creek and Dry Creek trail systems

THE NEIGHBORHOODS WORTH KNOWING

Smoky Hill / 80015 — Best Value with Cherry Creek Schools

This is my zip code — 80015 — and I’ll tell you honestly, it’s one of the most underrated areas in the whole metro.

Smoky Hill has a strong sense of community, great parks, and feeds into Cherry Creek schools. Homes here are typically more affordable than the west side of Centennial, making it a great entry point for families. Smoky Hill High School has a strong reputation for both academics and athletics.

If you’re a first-time buyer or a family who wants Cherry Creek schools without the top-of-market price tag, start here.

Price range: roughly $400K–$650K

Willow Creek — Established, Community-Oriented, Strong Resale

One of Centennial’s original planned communities, Willow Creek has that rare combination of mature landscaping, a genuine neighborhood feel, and consistently strong resale values. The community has its own pool and tennis courts, and the homes — mostly from the late 70s through 90s — sit on larger lots than you’ll find in newer builds.

If you want a neighborhood where people actually know each other and kids ride bikes in the street, Willow Creek still has that.

Price range: roughly $550K–$850K

Foxridge — Quiet, Walkable, Great Value Per Square Foot

Foxridge has been quietly excellent for decades. Well-maintained ranch and two-story homes, a community pool, walking trails, and easy access to shopping along Arapahoe Road. The housing stock is older, but buyers often get significantly more square footage for their dollar here compared to newer builds nearby.

It’s not flashy — but it’s solid, well-located, and consistently holds value.

Price range: roughly $480K–$700K

Homestead in the Willows — Centennial’s Prestige Address

If you want the top-tier address in Centennial, this is it. Homestead is known for larger lots, custom and semi-custom homes, and a genuine sense of exclusivity. It feeds into Cherry Creek schools and is close to the Willow Springs Open Space. Homes here hold value exceptionally well and tend to attract serious buyers.

Price range: roughly $800K–$1.5M+

Piney Creek — Golf, Trails, and Resort-Style Living

Piney Creek is built around a private golf course and trail system — one of the few golf community options at a non-Greenwood Village price point. The neighborhood has a resort feel, active community events, a pool and rec center, and some of the prettiest streetscapes in Centennial.

If you’re an active family or a golfer who doesn’t want to pay Greenwood Village prices, Piney Creek is worth a serious look.

A NOTE ON SCHOOLS

Most of Centennial falls within the Cherry Creek School District, one of the most consistently high-performing districts in Colorado. A smaller portion on the southwest side feeds into Littleton Public Schools — also excellent.

One important tip: always verify the exact school boundary for any specific home you’re considering. Boundaries can shift, and individual school assignments vary even within the same neighborhood.

MY HONEST TAKE

No neighborhood in Centennial is a bad choice. What you’re really deciding is what matters most to you — price point, lot size, specific school building, community amenities, or proximity to work. That’s a conversation worth having with someone who knows the nuances, not just a map overlay.
